Main Street Village in Chesterbrook, PA

Chesterbrook, PA

Main Street Village

Whilst I love the homes in Main Street Village in Chesterbrook, PA, they are Victorian in style, spacious and well liked by owners. Here location is everything. This development is situated very close to the PA turnpike and the noise can be loud depending exactly where you are situated, especially with the proposed widening of the turnpike.

The homes offer a large variety of floor plans with two, three and four bedroom homes available, size ranges from about 1800 to 3000 square feet and prices over the last 24 months have ranged from $300,000 to $389,900, whilst there are 22 homes for sale in Chesterbrook as I write, none are available in Main Street Village.

Several of these homes have garages, a big plus in Chesterbrook where many townhomes have shared parking, this may have been a plan of the builders to offer garages to offset the location issues.

Mortgage rates cry out for refinancing!

Although all industry pundits say mortgage rates should remain low for a while, if you have not yet refinanced now is the time. For those with good credit scores a rate of 4.25% with 1 point paid is available for 30 year mortgages and even lower for 15 year mortgages.

If you have not refinanced for fear of a low appraisal, this may be the time, prices have stabilized in our market on the Main Line and in Tredyffrin and Easttown Townships, numbers of homes sold has steadily increased and June say a large uptick in the number of homes settling abpove the $400,000 price point. I have been watching these all year and the sale rate has been steady at about 20-24 a month, this past month 38 homes settled, almost double the normal.

If you need help finding a mortgage provider who is reliable contact us for help, we have several good providers who are all local and will look after you through the process and keep you informed of what is happening. Likewise if you need help finding a home before the school year begins and need a mortgage pre-approval contact us now so you can get settled in.

Berwyn Village a breathing organism

Breathing

Berwyn Village is like a breathing organism in that it expands and contracts. I have lived here for the past 20 years and when we moved in frankly Berwyn Village was a place that looked as if it had been left behind. Business open and close, shop fronts look run down, landlords allow their buildings to deteriorate and this all affects the village and how it is perceived by those passing through.

As President of the local busines association I have found the lack of interest of business owners to be involved in the local community shocking. At the same time, those who are involved give a lot and want to see improvements. Some of the issues are that the Village straddles two townships, Tredyffrin and Easttown and getting both on board to allow improvement is challenging, especially if the business community is divided, which it is.

But, if you actually look closely Berwyn Village has a lot going for it, there are improvements, there are lots of businesses opening on Lancaster Avenue and on side streets, restaurants, dry cleaners and banks, we even have our own theatre and Berwyn Village has lots of history behind it. At the same time we need a single vision that the business community will get behind to see the best that this village has to offer come to light. We need to create a place that is attractive to those passing through and that makes them stop, not just for an ice cream, but to shop and eat and wander through our village and take full advantage of the benefits that those of us who live close by already know about.

Currently we see Wawa applying to open a new gas station and store on Lancaster Ave in Berwyn, we see a new restaurant filling a gap that opened recently and there are plenty of opportunities for those who want to open a business here, maybe a coffee shop?

What do you want to see for this historic Main Line Village, let us know?
