What happened that I missed?

What happened that I missed? I noticed in our office this Monday that several agents were at their desks doing paperwork related to offers that had come in over the weekend, myself included. Did I miss something about the economy improving? Did they start to offer people money to buy homes? Were these all investors trying to get deals done before the end of the year? No!

But it does seem that several buyers suddenly seem to be looking more actively and want to do a deal. I think it has become apparent to many that mortgage rates will not always remain at these current rates and maybe they need to make a decision now and take advantage of these deals. 

So make sure your phone is turned on and be ready to lay aside the Holiday Shopping to do some work! If you are looking for a home on the Main Line my phone is on and I am working so give me a call. Homes for sale in Berwyn and Devon in Easttown Township, PA

As of December 19th 2011 according to Trend MLS the following homes were available for sale in Easttown Township PA. Easttown Township covers Devon and Berwyn post codes and is part of the Tredyffrin Easttown School district.

There are 58 homes available to buy, the lowest priced home is a four bed one bath twin priced at $199,900 in Berwyn, The highest priced home is a lot in Devon with new construction of a six bed six full baths and two powder rooms at $6,395,000. There are only two twins for sale in Easttown Township at the moment, with the second one being priced at $255,000 having three beds one and half baths. Easttown does not have a lot of condos, apartments or flats within its borders and currently there are only two listed for sale, both with three bedrooms and two baths with price ranging between $230,000 and $249,900. At the moment there are only three townhomes for sale in Easttown township two three bed two and a half bath townhomes and one four bed three and a half bath townhome which is actually the lowest priced of the three at $299,900 and the highest priced townhome is $400,000.

The balance of the listings fifty one are all single family homes for sale with the lowest priced being $267,000 for a four bed one and half bed home and the highest as above is the new construction home priced at $6,395,000. twenty two of the single family home listings are priced over a million dollars.

What homes are for sale in Tredyffrin Township, PA?

What homes are for sale in Tredyffrin Township, PA as of December 19th 2011?

 

Tredyffrin is made up of homes in Berwyn, Devon, Paoli and Wayne. Homes in Chesterbrook all have Wayne postal addresses although they are in Tredyffrin as do the homes that are in Glenhardie and the dog leg area of Tredyffrin off King of Prussia Road.

There are currently one hundred and eighty homes for sale, the lowest priced home is $119,000 for a one bedroom apartment in Glenhardie, the lowest priced single family home is $149,000 a three bed two bath home, the lowest priced twin is priced at $160,000 for three beds 1 full bath and two powder rooms, and the lowest priced town-home is priced $219,500 for a two bed two and a half bath town-home. The highest priced homes are a three bed two and a half bath apartment in Arbordeau priced at $349,500, a three bed one and a half bath twin at $243,000, a single family home priced at $2,400,000 with five bedrooms, four full baths and two powder rooms, although there is new construction priced at $2,650,000 for five beds, five baths and two powder rooms.

Of the one hundred eighty homes currently listed thirty four are apartments, two are twins, forty one are town-homes, eight are new construction homes, and ninety five are single family homes.

As you can see we have a wide range of housing available for all price ranges in the township and I try to avoid the terms expensive and cheap because you can have a low priced home that is expensive and a high priced home that is cheap, the actual price does not totally determine the value of the home other things do that, location, style, how it meets your needs and partially price.

Triple Play 2011

We just got back from Triple Play 2011, what an event, Trudy completed all her required continuing education, picking up some great information along the way and I having just completed my brokers exam was able to wander the halls and drop in and out to sessions by some great speakers.

Over 7500 realtors attended from NY, NJ and PA as well as from other states, to hear some wonderful speakers like Jerry Rossi, Joe Meyer, Brian Copeland, Stephanie Hahn and many others. I found several sesssions were on at the same time and once listening to one of these speakers it was very hard to leave because you were just learning so much that you can actually apply in your business every day.

It was also a chance in the later evening hours to meet up with a crowd of Active Rainers, J Philip Faranda, Erica Ramus and a host of others. Many agents question where their dues go and what they get out of their association, well Triple Play 2011 is a great example of needing to participate to get a return. A job well done by all three state associations on putting on an excellent program that added great value to my Realtor Membership through education and good jolt to the system from these few days in Atalnatic City.

Pricing your home correctly to get it chased...

Often when it comes to pricing a home for sale people get confused, almost like when drivers approach the junction above not knowing what to do or how to approach it. It really is very simple.

The Market-What Matters Most:

If the “market” is not “chasing” your house then it is OVERPRICED. Forget about COMPS-if you want to sell in a certain time frame you must price accordingly.

“Being Chased” = Showings/2nd Showings/Offers/Inquiries/Internet Leads/Open House Visitors.

IF NONE OF THESE IS HAPPENING THEN YOUR HOUSE IS “CHASING THE MARKET”! You don't want to be chasing the market.

In October, there were 59,000 active listings waiting to be chased by 4,300 Buyers. Odds are with The Buyers-Put Your House in Position to Be Chased First! How do you do that, as I said it is simple...

How To Be “Chased”: After 1st 30-50 days, 5-10% price reduction OR your house will sit...Sometimes 2-3 price reductions are needed. The higher the price the harder it is to get buyers to chase you.

Did I say Buyers are very picky today and they have plenty of choice - your home has to shout "GREAT VALUE - BUY ME NOW!"

Chesterbrook homes for sale

Chesterbrook is a great place to live, location allows easy access to many local towns and sights and the home owner and condo associations maintain each sub-development well. Prices have been fairly stable even whilst the market in general has been challenged and there always seem to be some buyers looking for homes for sale in Chesterbrook. King of Prussia Mall is only minutes away, the new Wegman's Supermarket in King of Prussia will be opening shortly and the proximity of Valley Forge National Park allows plenty of opportunity for exercise and recreation, if you want a quiet restaurant or coffee shop many of the local towns have these in large supply.

The loss of Genuardis in the shopping center has not seemed to hurt and whilst it is always hard to know exactly how many homes are for sale in Chesterbrook because some agents use the sub-development names rather than Chesterbrook in their listings as of this morning there were 31 homes for sale listed in Chesterbrook for sale.

Of these 31 homes, 2 were single family homes on Salomon Lane priced at $649,000 and $669,000; 7 were 2 bedroom apartments priced from $169,900 to $239,900 located in various places around Chesterbrook and the highest amount of homes for sale were townhouses again spread throughout Chesterbrook, some 2 bed, 3 bed and 4 bed homes priced from $219,500 to $350,000.

Each sub-development can be set up differently, some as condominiums and some as Home owner Associations, so monthly costs can vary depending on the style of ownership.

Among all these houses are opportunities for buyers in today's market with low interest rates hovering at or below 4% these homes offer the possibility to call somewhere home that you have complete control over where design and decoration are concerned.
