Main Line Home Prices qtr 3 2012

There has been lots of positive news in the last few weeks regarding the housing market. We commented on this and how we are seeing multiple offer situations develop and a real lack of inventory at specific price points in Main Line townships. Every quarter we try to show you the market compared to prior years so youcan see how the market is doing in our area. We use a square foot price methodology and also show days on market as well as the ratio of the last listing price to the obtained sales price.

You can see that those townships with lower numbers of sales, Charlestown and Willistown have been more eratic and more easily adjusted by large or small homes coming on the market affecting the price. However in thise townships where numbers of homes are significant per quarter we are seeing that prices are firming and in some areas have strengthened.

As all real estate is local and even within a township prices can vary by a development or a street, if you want specific help determing the value of your Main Line home in todays market please contact us.
