2013 Charlestown Oaks market report

Charlestown Oaks is a town home development built about 15 years ago over a period of about 5 years in two sections. Located in Malvern, in Charlestown Township, this development is well liked with brisk sales during the 2013 year. Well located with easy access to West Chester, Exton, Wilmington and King of Prussia, the location has tennis courts and play grounds.

There were 12 sales during 2013. Average net sale price, this is net of any seller concessions was $329,742, with most sales happening in about 14 days. This gave an average price per square foot not including any basement space of $151.00. The net price realized was a high ratio of the original asking price of 97%. There are currently 2 homes pending with no active homes for sale.

If you are considering selling a home in Charlestown Oaks our expectations for 2014 are that prices will remain stable or increase slightly, with the lack of inventory and rising interest rates offsetting each other slightly depending on how high those rates rise. Likewise days on market will remain low as this is a very desirable neighborhood with good schools, easy access to major transportation routes and offfices and shops close by providing employment opportunties.

We have had success marketing homes in Charlestown Oaks and understand that a home has a story to tell. Telling it takes skill and creates demand in buyers.

Likewise, just having access to data when finding a home does not help you craft a good agreement of sale, buyers need to understand the data, the location within a development of a home and what the sellers motivation might be in selling.
