If only I could afford a little more, I could afford the perfect Main Line House.

MoneyMany Main Line buyers go through the situation where they cannot find the Philadelphia Main Line house they want. Especially when inventories are low and prices have risen somewhat. But is it true that simply having some more money solves the problem?

In some cases it might, but there is no perfect Main Line house out there. As a home inspection will often quickly reveal. It may not be anything big, but there is always something that comes up. Often by increasing the budget you still find homes that need changes. Sometimes, changing your search area helps to find homes closer to what you want, but they often still need some changes.

Even a new construction home needs to be personalized.

Buyers also often say they don't want to do any re-construction, or updating, usually due to lack of funds to tackle a big project. Sometimes, this can be handled with a renovation or building loan when it can be afforded.

But have you noticed that whatever price range a client is in, they nearly always end up doing some modifications to a house. Note actors and actresses, and high net worth individuals who buy multi-million dollar homes around the world, no sooner do they settle than they begin making changes to the home.

So, don't think that just by increasing your budget you will find the perfect home, every home needs a little love and attention to make it your own. Staying within budget may just give you greater room to personalize.
