What Market Stats are saying about your Chester County home right now!

Two very important numbers tell an interesting story about your Chester County home right now.

Chester County Total Inventory

The graph above shows the total inventory of single family homes for Chester County PA by month over the last 9 years. If you notice that line on the bottom that is the homes available for sale right now, almost the lowest inventory there has been over these 9 years. In the whole of Chester County there are only 2530 homes for sale.

Chester County Settled homesThis graph shows the homes which have settled over the last nine years by month, you see the line on the top, it shows that in October this year more homes were sold than in any other year and almost any other month, 552 homes.

What this means is that if no more homes come on the market and sales stay at this level there will be no more homes available for sale in just over 4.5 months. Of course more homes will come on the market but what this is saying right now, especially with interest rates rising is that NOW is a potentially great time to list your home for sale because there are buyers out there purchasing homes.

Data also shows that the settled Median and Average prices have also risen, but note that settled, those homes which have not sold have not sold often for a reason.

This data varies by township and price point, but we can provide you with detailed statistics for your neighborhood and considering the condition of your Chester County home as well. We can also advise you on what to do to maximize your price, because although the market is a sellers market, that does not mean buyers are purchasing homes in bad condition.
