What is the role of the buyer's agent today? Do you need a buyer's agent?

Do you need a buyers agent?

In today's market is there a need for a buyer's agent? With access to the internet on every device you have what does the buyer's agent bring to the table? What is the role of the buyer's agent today?

The role of the real estate agent is changing and has changed over the last few years. Statistics show that buyers are searching for their new homes online in ever increasing numbers on more and more devices. The smart phone has pushed desktops and even laptops out the way. So why even use an agent? How often does a buyer's agent layout the benefits to you of using their services?

I believe if you have grown up in an area or lived there for a long time and you have a good knowledge of the neighborhoods in which you are looking you may know as much or more than a buyer's agent for finding the home you want to buy. The buyer's agent role is not necessarily finding you a home, although sometimes a good agent with a niche in a specific neighborhood will know of homes coming on the market before they are listed. Also many agents today have quiet or pocket listings not marketed openly and a buyers agent may know of these where a private buyer may never hear of them.

The role of the buyer's agent today in my opinion is as a consultant, bringing advice to their client in every area required. Sometimes a client does not really know what they want and the agent with experience can deduce that showing them houses and bring them to the right home. If you are new to the area, they can advise you on neighborhoods and pricing. During negotiations they are a balance to the emotions of those involved on both sides. They are the voice of reason and their experience allows them to propose alternative suggestions to achieve your goals. They bring a database of knowledge of homes, locations, contractors, home inspectors, attorneys, mortgage providers, title companies, plumbers, electricians, painters, architects and moving companies to the table. They usually know the best place for ice cream, pizza, coffee etc. They know the best routes to get from your new home to the mall avoiding traffic on the highway. They can introduce you to new friends, doctors, dentists, car mechanics. They can tell you about the local auctions where you can get great buys, the best farm stands in the area and best place to get your hair done for a special event.

They also know the contracts involved, and the process, they know the roller coaster ride buying or selling a home involves. They know the frustration of dealing with mortgage companies who ask for the same paperwork multiple times, they know alternative ways to get to the goal when one way doesn't work. When a bump in the road happens they can steer you around it, and keep you on the road. Their goal is to help you understand the process and achieve your goals and dreams. 

That is why you need a buyer's agent. Not to find the home, although they can help you with that, but it is to get you to settlement and through all the deadlines and protect you throughout the process and help you stay somewhat sane as well.
