Last week we began marketing a new Tredyffrin Easttown listing. Yesterday we presented our seller with 11 offers.
What did we do to generate 11 offers?
Firstly we realized the home required work and was going to be sold "As is" with the seller unable to do any repairs. The home was not going to be staged and had been vacant for a while but we felt that honesty was the best policy.
I took photos, and filmed a walk through video, highlighting the salient points. Our description let everyone know the home required work but underneath had good bones.
We discussed who the likely buyer would be with the seller and talked about how we could reach that buyer and what we were going to do. We believed the most likely buyer would be a builder or contractor who would walk through the house, make a cash offer, waive inspections and settle quickly.
We had decided to hold back from entering the house in our MLS obtaining the required waiver from our seller, entering it on our website and on Zillow as a coming soon listing before the weekend. We were able to post the photos and video to that listing and mark an Open House for Sunday.
We also emailed a builder list we have of local builders and contractors letting them know we were going to be open on Sunday 2-4 pm and also just for them on Monday from 8-3 pm with links to the website and the video.
We also took a targeted Facebook slideshow advert with the video and photos highlighting the Open House in a 17 miles radius from the home to a targeted audience which was seen about 6500 times.
We then entered the home into the MLS that Monday evening.
We had 27 plus groups come through the home on Sunday afternoon. We had multiple calls from agents asking about the home, some who came on the Monday with clients. We were given one offer on Sunday by a builder; promised several more on Monday.
Tuesday showings exploded and offers began coming in.
We decided to review offers with the seller, an elderly lady and her daughter on Wednesday at 1.00 pm and we notified those who had expressed interest to give us their highest and best offers.
By mid morning we had 8 offers in hand. As the time came closer to 1.00 pm we had frantic calls from agents asking us to wait as their clients docu-signed agreements to present.
Running a little late we sat down and looked over the offers and the seller made some decisions with her daughter how she wanted to proceed. Late last night the home was under offer after some final signatures were obtained and marked this morning as a pending sale.
The seller got a very clean offer which met their expectations and allowed them to relax about the sale of the home.
