What do you think are the top 5 reasons a house does not sell?

This is an unofficial survey on why a house does not sell. Please give the 5 reasons why you think a house does not reach settlement or get an offer that is acceptable to the seller?

The top five reasons I think are:

  • Priced unrealistically for the market
  • Location
  • Curb appeal
  • Lack of maintenance and upkeep
  • House is dirty or untidy

So what do you think?

Hi Nick and Trudy,

Yes, I totally agree with your list especially number 1. It is so important to price accurately...even if the seller finds this hard to stomach.

The only addition I would have to that list is perhaps the lack of energy and drive in the agent. Have you heard of the 3 Ps agent? 1) Put it in the MLS  2) Plant a lawn sign and 3) Pray somebody turns up to buy it!!!

It's ugly.

It's dirty,

It's overpriced.

It's overpriced.

It's overpriced for it's condition and the buyers have said 'no'.

Price, everything else is a detail that can be fixed.

Your first one is the most powerful.  It's overpriced for <fill in another item on the list>.
