If you have not refinanced for fear of a low appraisal, this may be the time, prices have stabilized in our market on the Main Line and in Tredyffrin and Easttown Townships, numbers of homes sold has steadily increased and June say a large uptick in the number of homes settling abpove the $400,000 price point. I have been watching these all year and the sale rate has been steady at about 20-24 a month, this past month 38 homes settled, almost double the normal.
