Are you stuck?

Are you stuck? Stuck in the same old way of doing things, marketing a home, getting listings. Many real estate agents today are complaining that things are tough, but they are not changing their business model or even their methods of marketing.

Today you need to be realistic and know that our consumers are changing the way they search for and look at homes.

As agents we need to adapt and change as well, this may mean changing everything you know about real estate. It may mean kicking off the traces and doing something different. For some it may mean getting a different job, but for those who embrace change I think the market ahead holds many opportunities

Sellers and buyers want to work with people who understand and get the changes happening right now. Facebook, Twitter, LinkedIn, YouTube etc this is where the consumers are, if you are not with them they won't find you or your listings.

I was talking with a seller last night and he said I notice that every time we have an Open House there is an increase in activity around the home, more showings etc. Agents argue with me about Open Houses, in our area most people attending are looking on their own, they may have an agent but don't want to be pressured until they find the house they like. We received an agreement of sale this week on a home where the buyer came through three times before she ever came with her agent, every time she had questions, but always let me know she was working with an agent. No problem, my job is to sell the house and help members of the public with honesty and ethics, I am not there to steal anyone's client, I have a client, my seller and I represent them.

But back to my point above, if you are stuck doing the same old things, you are going to need to change, it is no longer enough to put a sign in the yard and list the home in the MLS because the buyers are elsewhere. You need to be creative in every field.

I met with a potential client at the end of last week and when I mentioned we market our listings on YouTube, Facebook and Twitter her face brightened and she said you are the first person who has said that and that is where people of my generation are looking.

So get unstuck and do something radical this week.
