Open House signs - one of my pet peeves

I am a Realtor and I use Open House signs, occasionally they go missing, I always try to put them up on the morning of the Open House in a right of way at an intersection but although rare still sometimes a homeowner gets annoyed and removes it before I return at the end of the Open House, I think in 7 years I have lost 2 signs.

This is one of my signs, I did not want to incriminate any local agents with my next comments. I am also a homeowner and one of my pet peeves is agents who place Open House signs when they get a listing at every junction in a neighborhood. There is no Open House, not till Sunday, but those signs stay up all week, every day and the following week. Our local township sign ordinance does not allow directional signs. However, recently the police have been kind, everyone knows the real estate market is off right now so they are cutting us and the homeowners some slack. But, all these signs are unnecessary and annoying and when someone complains we all get hurt because now none of us will be able to have signs out even on the day of the Open House.

So, please be considerate of others, pick up your signs, be thoughtful of homeowners property and your fellow Realtors. Thanks.

I have never found the presence of For Sale, Open House or new home signs objectionable.  New home signs are quite helpful.  Far worse is the trash on the roadside.  Surely our signs are no worse than the political campaign signs that are exempted from most sign restrictions. 

If folks didn't have our signs to complain about, they'd find something else.

I usually put up signs on the day of the open house and ask permission from the owners of homes where I put up directional signs and invite them to the open house.

Lenn - It is more a matter of obeying the trownship rules, there are some locally where you get fined for putting out signs, others they just pick up your signs and trash them.

Gita, that is what I do, as to asking permission if there is someone around I will ask, usually I try to put them in a right of way by a road sign and remove them as soon as the Open House is over.

HA!  Of course.  Of course.  Which just means that there are too many township rules, too many fines and too many regulations.

How is a person supposed to advertise a home for sale or an open house???  Few get or read newspapers today. 

Just what is a home owners with a home for sale or open house supposed to do???

That can be a tough one.  We need them, but they do spring up like flowers in the spring sometimes.  I appreciate the agents who plant them and then weed them when the event is over.

HOA's are notorious for sign restrictions. I wonder how the board members feel when they have to sell and their Realtor tells them the no sign rule is hurting the ability to market their home.

I've lost far more than a couple of signs over the years.  One of my owners watched a neighbor pulling up Open House signs.  He stopped and let the neighbor have it.  Suggested he was going to call the police and report him for stealing personal property.  The signs were returned but it made me wonder how many others he had taken from other agent's over time.

Lenn rules usualy get put in place when agents have taken advantage, I know from hearing supervisors saying homeowners complain about all the signs. If you plant then weed as Mike Cooper said. In the same way polotical signs get fined if they are left up beyond so many days after an election I am sure agents don't want to have to pay fees as one township insists on locally to put out signs, license lasts 10 days so wont even cover two weekends.

I put my signs out mid week - giving people a few days to notice the signs before Sunday.  We also leave a notice with any homes that may be affected with the sign asking for permission and to let us know if they have a problem with the signs.  I too have lost MANY signs. . .but I think it's more kids/vandalism issues.

Cindy I lost both mine at the same intersection, another agent also had hers taken as well. I put them in a different location on another occaission same interesction by a station and the sign was gone when I came back.

I remember reading somewhere, not sure if it was a news story or here on activerain about an agent who went round taking everyone else's signs they found them all behind his brokerage, THAT is underhanded.

Good point! When I have an open house I place my signs that morning... I've lost maybe 7 signs in 10 years. In our county if open house signs are left up over night they are taken by the police.

Our ordinance states that signs for open houses can be displayed from Friday after 4 p.m. until Sunday evening. However, I recently worked an open house during the week. A fellow agent argued that I couldn't display an open house sign. I had already contacted the city. They explained that they didn't want signs out all week long but if I was working an open house during the week, feel free to put out the sign. Most people don't even know what they're talking about in reference to posting signs. I do agree we should be courteous though.

As a buyer, if I saw an open house sign on a Tuesday that was intended for an open house that Sunday, I would be ticked off. I am such a contrarian, I probably would boycott that open house (Ok, ok, I know....nose, face).

In practice, I put my signs up just before my opens, and take them down immediately after. I do put a sign rider on my "For Sale" sign a week or so in advance, advertising the open day and times, but that's it.

I put up signs on Sunday morning or once or twice during the past winter very late Saturday afternoon because of my schedule and the weather.  I put up a lot of signs. 

Last Sunday I did not have an open house but I put up signs for a friend.  I meant to loan her signs earlier in the weekend but never got them over, so we just put up a bunch, Sunday morning along with a rider saying "Open 2 to 4 on her for sale sign.  I went to her house to give her more signs if she needed them and she was still in her pjs. 

I get a lot more traffic at open houses by putting the signs up early.  I lost a sign a few weeks ago... my fault.  Abandonment...  I have lost a lot over the years.

I sometimes leave a  couple directions up to an open house and at the open house sign with the time for the open.  I think it has helped get some extra traffic.

In our county, the signs would probably be picked up and taken to the dump. We have a strict sign ordinance, and it is enforced.

One of our HOA's just enacted a new policy, that open house signs will require a $25 permit (good for 3 dates) and the HOA requires 7 - 10 days notice for permits.  Normally that's not a problem except we already had SEVERAL open houses scheduled for this weekend and we just got the notice yesterday and it clearly stated that there will be NO grace period it was effective immediately.  Therefore, the busiest weekend of the summer, the homeowners are not going to be allowed to have their open house signs up directing visitors to their open house - not even one on the property itself.  We always obeyed the rules they put forth, and  could only have signs on the day of the open house (sometimes it is VERY beneficial to have the sign up 24 hours ahead of time, with a rider stating the time but in HOA's we of course can not put them up early.)

THIS IS GETTING BEYOND RIDICULOUS.  The board members will love it when they go to sell THEIR house and NOBODY COMES to their Open House.  :p

I aree with you, and I agree with signage rules... but they need to be reasonable.  I think advertising an open house beginning the Friday before the open house is reasonable.  What's the difference between house for sale signs all over (not on the owners own property) and the signs for mattresses and "I buy houses" and whatever else someone is selling.  As for campaign signs, there are rules for those, too.  For good reason.

Great post!  I do the same with my signs.  We have city rules regarding signs as well and the best way to have them taken is to not obey the ordinance!

I will place them early, early that open morning.  BUt I have been guilty of placing them on the lawn late night 11pm-12am just to avod driving out early in the morning.

Our local municipality wrote a new Sign Ordinance last year elimating bandit signage. This means Yard Sale & Open House Signs.

The reason? It started with garage sale signs. People would put them up and NEVER TAKE THEM DOWN. It made the subdivisions look ratty and trashy. So an ordiance update was requested and Open House Signs were bunched in with garage sale signs as not allowed.

So now what needs doing is going back to council to request they allow open house and home for sale signs back up in road right of ways.

First person to contact and request this is your current coucil member and those members at large. Remember they are working for you too!

Most agents obey the rules and check the township or know the township rules. HOAs can be difficult. I have had township officers tell me "The rule is no signs, however no one works over the weekend, so as long as they are gone on Monday no problem."

I also think many of these rules are made in ignorance, because corners look trashy, due to yard/garage sales. political signs, and other advertising, but as realtors we need to be more vocal and make sure we are heard at these meetings and that the view we put forward is more to protect the homeowner than just making money.

I agree..that is going over board with leaving the open house signs out all week long...they should be door knocking and letting the neighbors know about the knew listing...probably be too much work

That's interesting about putting them in the right of way.  I thought  that isn't allowed.  They don't want anything obstructing the right of way so you have to put the signs on private property.  I guess it's different all over.

Neighbors are aware of signs that are up too long.  I certainly know and would take it down if it annoyed me or call the number.  Signs are still one of the best ways to market, especially in this market.  It does not apply until it applies to you.  I don't know one person who has told me they don't want signs up.

How hard can this be? We put our open house signs out the morning of the open house, then pick them up when we leave. The End.

But we do sympathize with those who live in places that have wacky sign ordinances. As Lenn said, if you have a home to sell and you can't put out a sign to let people know, what are you supposed to do?

On a slightly different point...Although we continue to use "open Sunday" riders on our for sale signs and put up open house tent signs during the open house, we find that few if any buyers come to the open house as a result of the signs. 

Furthermore, the people who come from the tent signs are generally not the appropriate buyers for that property. 

Buyers who are directed by internet "open house" announcements are familiar with the property features and price.

I place my signs the morning of and remove at the end of the open house. The communities I work in do not allow them to be left over night. I also ask permission from homeowners as it is their property. If the home owner does not answer the door I place my card with a note to call me if they are not OK with my sign their for the Day. I have had calls thanking me for leaving a card and note.

Looks like your post got peoples attention! Good job.  We have to put out our signs right before and take them down right after.  There are days when the signs bring in people and days they find us on the net.  So we just try to cover the bases. We ask permission if we are putting signs on peoples property (always a good reason to leave a business card) and pick them up promptly afterward.  It doesn't hurt to follow up with a thank you note. You just never know when they may need a polite Realtor! :)

I would love to see only one sign in the sellers yard and only one open house sign on that sign when the house is open. Buyers should search for open houses online or hire an agent to tell them where they are. I particularly dislike developments who stick stakes and signs in the ground as far as 5 miles away.

I get permission from the homeowners even if it isn't on their lot but part of the City property.  I know put the tall flag open house sign where there are a lot of trees and because we have cars parking on the streets.  Granted, Glenn has an argument but most buyers here in Chicago usually do it alone without their Realtor and it makes it easy for them to find us and then they can look for a parking space to park. 

Haven't lost one but was told when you have your phone number on them .. they are less likely to be taken.  Totally agree with the lazy agents or those who push the buttons of "let's stay up and forget the rules of removal after open house" for directional signs to push the sale of the home.  It can go against them as well because of that.

I too ask homeowners for permission if the sign is to be placed on their property the day of the event. If no one is home I leave a business card with a note asking them to call me if they want me to remove the sign. Only a couple of people (in five years) have denied permission. So far only a couple of signs have disappeared. Guess I'm lucky.

I had open house directionals confiscated on a Sunday (and destroyed) by a municipality while an open was in progress once. Some statutes governing signs are severe and unnecessary.

Nick & Trudy-I try to obey all rules and regulations of the county & HOA's first and foremost. That way if I do see someone pulling my signs then I can justifiably let them know that they are allowed to be there and technically they are stealing. I've lost one already and I've only been doing this 7 mths. It was next to a sign for a competitive Realtor who had a home listed in the same neigborhood, however, and magically their's did not disappear. Hmmmm.....

Thanks for all the comments everyone, seems this is an issue for many. None of us like to lose signs, I definitely like the idea of leaving a note or something attached to the sign asking for permission with a phone number for removal. I was just at our association and heard how a local township instituted a sign policy exactly because there were so many directionals left out for so long.

Great points. I try to be very considerate with my signs and not put them in the way of other homeowners. But the truth is if you don't have the signs you won't get the traffic :)

Here's a thought..perhaps if the signs were shaped like flowers with our information inside the design...maybe it would be found more attractive? Also, one sign by itself is helpful, many signs together doesn't look good and we have all seen them in front of condo communities....good post and thank you

I like the idea of making signs like flowers so it blends in....lol. We have sign ordinances where I live and they fine you $10 and then you pick up sign at police station. I put signs on private property in sign ordinance area and leave a note at the door if there not home and leave my number if they want me to remove it. Everyone has been really cool about it thus far. I see some agents put the open house sign on top of the car if there is no where to put them...Love that....sometimes you have to get creative.

If agents are leaving open house signs up all week, they lose impact.  It's ineffective to have them out for an extended period of time.  An open house sign is like a call to action, "Hey, the door's open, come on in and check it out."  If a prospective buyer detours, only to find out that they can't get in, I think they're going to drive off with a bad taste in their mouth.

It is unfortunate that the inconsiderate actions of some agents/political campaigns / etc. have resulted in sometimes draconian rules for the rest of us. I try to put signs up the evening before and pick them up immeditately after.

Trudy...your post is timely!  I put out signs the day of my open house so as not to confuse any buyers.  Nothing infuriates a buyer more than to follow signs to a home that is not going to actually be open for another 5 days!  I too agree with picking up your sign after the open house.  The agent literally has to drive past sign (assuming it's a one entry subdivision) on their way out. We have a sign ordinance in out town which does not allow us to place directionals, open house signs on major thorough fares.  Of course, sellers want to hold open houses and buyers want to know how to get there which leaves the agent "holding the bag".

I only put up signs on the morning of the open house. Since I've advertised the open house for several days online, there's no need to have signs all over town for days on end. Any serious buyer will know about the open house from my internet advertising so there is no need for my signs to be up for days. I don't want to attract the looky-loos, just serious buyers.

Signs, signs everywhere ther're signs . . . I think some codes are in place because if they weren't they'd be . . . signs, signs everywhere signs.  Not all agents are consisten with their advertising and perhaps the codes are in force because there were too many signs, signs, everywhere signs?!?

My wife is a Realtor and I usually put her signs out for her, but no earlier than 30 minutes prior to the open house.  And we take them down right after the open house.  If the only place available is in someone's yard, I always knock on the door and ask permission, or leave a quick note thanking them if they are not home.

I also enjoy sending texts to my agents, during their open houses, that go like this: "Hey, I saw a bunch of your signs out today so I picked them up for you. You're welcome!"  Gets them everytime.

Signs are an important tool that cause more problems than we as real estate agents consider. Most of these are easy to remedy (though nothing is 100%). I always ask the owner of a property permission to put a sign on his property or even in the right away in front of his home. Many owners consider the right away as their property not the Realtors, if it is in front or side of their property (I personally see their point, they many times mow this not us).

More and more cities are not allowing signs in right-of-ways and their point is too many are left behind and create a eye sore over time. I believe this to be true but wish there was a way to allow signs but enforce the pick up of the signs at the end of the day. I'm not sure how this could be done, at least effectively. Do we register signs, fine those who leave them out, or what?

Here in some municipalities the brokerage is required to register and pay a fee for the privilige of being able to post signs without having them confiscated or paying a fine.  Even then, the signs are permitted only for the day of the open house.  Other municipalities have no restrictions and others still will only allow a limited number per open.  Keeping track of all the differences has become a job, in and of itself!

I had one open that fell close to the edge of the township, I could put signs up only in certain places because the other township had strict sign ordinances. Admittedly many sign ordinances go over the top, but they usually came into being because either we or others put signs out and did not pick them up and people complained. We have a great goverment affairs group who go to bat with the townships through four counties in our area to try and ensure realistic ordinances that work for everyone.
