Old Forge Crossing has FHA approval pending

Condos today have a hard time selling as most buyers want to use FHA financing and many approved condo developments have seen their approval expire. Old Forge Crossing in Devon, PA is in the process of waiting for approval, having made application and fulfilled many of the steps required. It is a process not without cost, but as so many of these developments now charge a fee to buyers that goes to the condo association this cost can be recouped when sales of these condos becomes easier as FHA mortgages can be processed.

Currently, there are 7 single bedroom units available throughout the development priced from $140,000 to $165,000.Two of these seven are single bedroom units with dens, usually a room above the stairwell measuring about seven foot by nine foot, the two priced at $140,000 and $141,900 respectively.

There are also five two bedroom units of which three are two level townhomes, these townhomes are priced between $219,900 and $224,900, whilst the two bedroom units are priced $182,000 and $199,900.

Many people wonder about the wide discrepancy in prices for similar units in Old Forge Crossing. Originally an apartment complex turned condo, many of the units have original kitchens, windows, bathrooms and heating and cooling systems. Those that have been updated fetch more than those that have not, and depending on the level of remodeling whether it includes windows, sliders, kitchens, bathrooms etc truly is reflected in prices throughout the development. Location is another feature that affects price, those closer to the Route 202 barrier wall seem to attract lower prices than those further away. It is a matter of choice if you want a unit overlooking the parking lot or in a courtyard location that requires a little more walking and carrying of groceries.

All this being said, Old Forge is one of the more attractive and well maintained condo developments in the Devon area, with over 40+ acres and having a lake, walking trails, tennis courts and a community pool with a strong and active social committee, price is not the only option to consider here, the lifestyle is also a big plus.
