Main Line Homes Inventory dropping

Last year 2011 the market started off strong and we saw many homes selling in the beginning of January. 2012 seems to be reproducing that phenomenom and the Main Line Homes Invetory for buyers has dropped significantly over the last few weeks.

For example Chester County has seen month on month improvements and is now at 9.4 months, whilst this is  not excellent it is much better than the 11.9 months from a couple of months ago. a 6 month level is the sign of a blanced market with buyers absorbing homes at almost the same rate that they comne on the market. Now some of this is because sellers homes have expired in the MLS and they are holding off relisting them for sale, new sellers are waiting for the Spring Market, but also buyers are making offers that are being accepted.

What it can mean for you, if you are selling is that now is a good time to list a home. There is less competition, buyers are looking to buy, with many believing we have hit the bottom of the market and interest rates are still at historically low levels. We have sold all our current listings and our marketing of homes makes them stand out from the other homes for sale attracting buyers and helping you move on to your next home be it locally or out of state.

We have two homes coming on the market soon, a wonderful executive quality home in Villanova and a tonwhome out in Exton. Keep an eye on our website for photos and details of both homes.
