Chesterbrook Homes Market Report July 2014

Chesterbrook in Tredyffrin Township is a multi unit development including single family homes, town homes, apartments and condos. Divided into different sub-developments some town homes are held in condominium associations.

The market for homes in Chesterbrook is usually brisk, as its location with easy access to Route 202 both North and South allows you to reach King of Prussia or Wilmington quickly and even Center City if the Schuylkill Expressway cooperates.

In the last thirty days 12 homes were listed for sale, bringing active listings to a total of twenty eight homes ranging in price from $160,000 to $415,000, six of these twenty eight are under contract but not yet pending, implying that contingencies in the agreement of sale are still being worked out.

There are thirteen homes that are pending sales ranging in price from $199,900 to $682,000, this latter home being one of the single family homes in Chesterbrook which often don't show in our statistics as they are listed under the Green Hills moniker rather than Chesterbrook., the next home below that was priced at $359,000.

In the last month there were nine homes that actually settled, of these two went over asking price, one of these was a foreclosure sale, two sold at their asking price and the rest sold below asking. Prices ranged from $169,000 to $410,000.
