Old Forge Crossing Sales data for 2014
2014 saw twenty two sales of homes in Old Forge Crossing and condominium development in Devon, PA, Tredyffrin Township. These range from 1 bedroom apartments to 2 bedroom town homes. Some of the second floor apartments have a den over the stairway which adds some square footage. There is a number of different floor plans and additionally some of the apartments have wood burning fireplaces as well. Old Forge Crossing is an FHA approved condominium association so FHA financing is available for buyers with limited funds. We currently have a one bedroom condo for sale in King's Mews for $169900.
The data below shows the original list price of each unit and its sold price, net price if different indicates where a seller has made a concession towards closing costs or a warranty perhaps. Interestingly, in 2014 there seems to be less concessions than prior years. Whilst there have been some distressed sales these have been fewer and price levels have risen compared to prior years.
What we have seen across the real estate market is those homes which have been prepared for sale, with fresh paintwork, possibly carpets, updated appliances in kitchens, updated bathrooms and kitchens and have been deep cleaned so that a buyer really feels there is nothing left to do have sold quickly and have sold well relative to asking price.
Obviously larger homes garner higher prices but as the data below shows this is only when those homes are in good condition. Several 2 bedroom apartments have sold for less than one bedroom apartments with and without dens recently. These have all been units with newer heating and HVAC systems as several units still have original heaters and air conditioning systems. Whilst these do often work, they will impact the obtainable price and updating these will hep a unit to sell quicker and for a higher price.
What may be of interest to some who like data is the average square foot price is $179 this is for all types of unit and may change when comparing one bedroom units only for example. The list to sale price ratio has risen to 97%, although this is calculated on the sold price not the net price but the difference will be minor. Days on market on average is 29, although there have been some very quick sales in under a week and some much longer sales that are the outliers to this number.
The market varies and location within the development, size of unit, activity in the market, will all affect the obtainable price. Our son has lived here for several years renting when he moved back to the area and only recently moved out having purchased a home.
