Main Line Homes are selling, but few are coming on the market.

The real estate market is strong along the Main Line, however there is a problem. As homes are selling, little or no new homes are being listed and those that are sell quickly. Inventory continues to fall, making buyers act quickly when new listings appear. There is little or no time to think it over if you want to buy a Main Line Home right now. Also those homes that are in "inventory" are homes that have been listed longer and rejected by many buyers. These homes need a fresh marketing approach which may include lower pricing, staging, or at least some redecorating and cleaning.

I was wondering if instead of staging and painting these tired listings, which is really intended to mitigate the property's problems, why not call attention to the problems? The problems might be the biggest selling feature because it translate into a lower price.  Buyers are pretty smart.  This will help a buyer look past the problems and imagine the possibilities.  I am a big believer in renovation and construction financing for existing homes because the buyers re-make the house exactly the way that they want it.  On top of that, they get the property at a great price because it does need work.

A lack of inventory makes it much tougher for buyers, Nick and Trudy.  And, typically also results in rising prices.
