Daylesford Lake Market Report

This report focuses on settled sales and homes actively for sale as of the last 180 days.

 

ACT means the house is for sale and the asking price is shown. PND means the home is under contract and the price shown is the last listed price. STL means the home has sold, and the price shown is the price the home sold for, but not necessarily the net price. If a seller assist was given towards closing costs or possible repairs needed following a home inspection, this has not been deducted.

What is interesting is the green arrows, 9 homes out of the 14 have had price reductions from their original listing price. This indicates a more cautious market by buyers in Daylesford Lakes.

 

This Toll Bros. development has undergone some required repairs over the past few years and the home owners association dues have risen as a result. But the location is deisrable and the development has its own pool and tennis courts. As you can see prices vary from the low $400's to $600,000, depending on location, square footage and number of bedrooms and baths. Many buyers are willing to pay extra to overlook the lake in the center of the development and definitely Toll had premium prices for those lots.

These homes are generally large with a variety of floor plans, garages and driveway parking. Some have been updated, and of course this does affect price. Any home requires not just maintenance but also regular updating to stay competitive in the real estate market with buyers who want all the latest bells and whistles. Those homes lacking it we have seen have lingered on the market and been tough to sell.

Daylesford Lakes location is good for those who want easy access to paoli train station for commuting to either New York or center city Philadelphia. Also 202 gives access to West Chester, Wimington and the Pennsylvania Turnpike, Philadelphia Airport is about 45 minutes and shopping at King of Prussia is just minutes away, along with great restaurants scattered along the Main Line and in West Chester. There are many office complexes nearby for those looking for their own office space.
