Daylesford Lake is a town home community in Berwyn, Tredyffrin Township, Tredyffrin Easttown School District. A Toll Brothers development, it is situated around an old quarry, the Lake of Daylesford Lake. The community has a swimming pool and tennis courts as well. Sitting at the junction of Route 252 Bear Hill and Swedesford/Howelville Road intersection it is well located for those who want to be close to Paoli for transportation to center city or New York via Amtrak. Easy access for all major routes provide short drives to King of Prussia, West Chester and Wilmington, and even to center city via the Schuylkill Expressway. You are just minutes away from many fine restaurants, shops and coffee bars along the Main Line and beyond. For those who prefer an active life Chester Valley Trail runs along side the community with access in Westlake Business Park and Valley Forge National Park is a short drive for the park and the Schuylkill Rive Trail right into center city.

The following data is taken from the Trend, soon to be Bright  MLS for Daylesford Lake real estate (private sales are not included in these statistics). The data is believed to be reliable at the time the report was published, but is not guaranteed.

In November 2016 there were three Daylesford Lake homes sold, priced from $410,000 – 575,000, all were 4 bedroom homes, the higher priced home did have a seller concession of $17,250 giving a net price of 557,750. These homes were on the market for completely different periods of time the shortest was 21 days, the other two were 93 and 169 days. Being so varied there is no real indication of how long the marketing period is for home sin Daylesford Lake at the moment.

One home is currently pending listed for sale at $439,900, this is a 3 bedroom 2 ½ bath home.

There are three other homes currently for sale, all are 3 bedroom homes, two with 2 ½ baths one with 3 ½ baths, these are priced from $410,000 to $485,000. One of these is a bank owned property, priced at $449,000, this is the 3 ½ bath property.

Wayne, This development hashad some stucco and chimney problems, but these seem to be sorted out however the HOA fee is fairly high for the area as a result.

I see that there are some considerations before purchasing a home at Daylesford Lake. High HOA fees can often tip a preapproved buyer out of a deal.  This is just one reason highlighting the importance of hiring the right representation for real estate needs - buyers, and sellers, would be wise to hire you.

Debb many buyers pulled out of this development when all the problems arose and the high HOA has kept some from buying, but you get big homes in a great location.
