Nick: Hello, this is Nick

Caller: I am calling about your listing on M....view Rd

Nick: That is not my listing but I can help you.

Caller: But I clicked call agent, who are you?

Nick: I am an agent and can represent you as a buyers agent.

Caller: But I want to talk to the listing agent. So you are not the listing agent.

Nick: You realize the listing agent represents the seller, and has no duty to you as a buyer only to their seller.

Caller: I'm not stupid. Ends call.



Why you need a buyer agent representing you

When buying a Tredyffrin Easttown home, you need a local experienced Tredyffrin Easttown Realtor to represent you. This Realtor has a fiduciary duty, that is the highest level of care you can have, putting your interests ahead of everyone else, including their own.  Most real estate transactions go smoothly even so they are still stressful and often the agents involved keep a transaction on track because of their actions. But when a transaction goes wrong it is hell. There can be lawsuits for everyone involved. Lawyers never understand agents who act as dual agents and explain it as would you use your spouses divorce attorney to represent you as well? How would you know whose interest the agent is putting first? You as a buyer, the seller or themselves?

As a buyer we put your interests first, making sure your finanaces are protected, negotitation helps you acheive your goals, and that the seller is fufilling their duties and keeping you within the time lines laid out in the agreement of sale so their is no breach of contract. We are consultants, advisors but mostly we are there to support you and make sure your goal is acheived. As such we get paid a success fee, paid by the seller usually, but if you decide to buy a For Sale by Owner property where the owner is not offering compensation, we can structure the offer in such a way that our fee is covered by the seller as a seller assist.

Will Hamm she was so angry with me as well, but she called me and it was my fault I was not the listing agent.

Nick & Trudy Vandekar - Your telephone call was a great example of what buyers do when calling about a listing. They really do have to be educated and you were telling her the truth. That buyer shot herself in the foot and will continue to do so without buyer representation.

I get calls like that everyday Nick & Trudy. Buyers are looking for the listing agent to work out a deal with the seller & don't realize their need for representation.
