  • The bay window

Most buyers recognize they need to be flexible and adjust to what is available at any given time, especially in a market thin on inventory. Occasionally a buyer walks in and falls in love with a house and the emotional component outweighs the practical. So somewhat you need to see a home through a buyers eyes not your own which over look the things you have learnt to live with every day.

The easiest thing you can do to increase the value of your home is to keep it clean and tidy whilst showing it for sale, but this has to be supported by a well maintained home that will make it through a home inspection without uncovering lots of costly issues.

Nick & Trudy, this is a definite issue right now, especially with low inventory.   It can be difficult to price a home with no comps.

Joan Cox many owners do not realize old comps carry no weight, only the most recent sales carry weight, unless there are absolutely no comps and it is an unusal property such as a farm in a suburban area.
