Nick & Trudy, this is a definite issue right now, especially with low inventory.   It can be difficult to price a home with no comps.

Joan Cox many owners do not realize old comps carry no weight, only the most recent sales carry weight, unless there are absolutely no comps and it is an unusal property such as a farm in a suburban area.
