Part 1 Open Houses

In my first year of business I did lots of open houses, I never liked making phone calls, but put me in front of people and I can chat for a long time. My very first open house a couple came in who were moving to the area from New York state. No, they did not have a Realtor, could I help them? They liked this house, but it was not really what they were looking for. It took a while to zero in but we found them a great home, and they are still living there today. I am also still doing Open Houses and am a big believer in them, often seeing sales as a result of open houses. I just listed and sold a home in 5 days having 26 groups through the Open House before it was even in the MLS, we received 11 offers and it settles at the end of this week.

Part 2 Mentor

I was not a great student when I was younger. But as I got older I love to learn, reading books, blogs, listening to podcasts, watching videos etc. I have had several mentors over the years, Jim Rohn, Darren Hardy, Lewis Howes. You will see I am not a great follower of real estate teachers, I watch them occasionally but prefer to improve myself and use ideas from elsewhere. This being said I came across Teresa Boardman and something she said resonated with me. As I mentioned above I did not like making phone calls. Her comment was along the lines of: Blogging is prospecting for me. The time I spend blogging brings me clients and there is a definite return on investment. That not only resonated with me, it sang to me. So I started blogging. It does not matter the subject I most likely have an opinion. I discovered this website called Active Rain and back then it was free, and so I started writing posts. It became a habit, they were probably not very good back then, and I have learned a lot over the years. I dropped away several times, but return because I miss the enjoyment of writing. But I also built relationships, people supported my son when he was in Iraq, I referred clients to agents in other cities, I met people at events and they became friends even though we hardly ever see each other. I met people I trust because I have read their posts and comments consistently over the years and learned from them. So really my best mentors are all of you who I follow and read consistently, so thank you.

Part 3 What am I trying to implement?

What I am trying to implement now is a better online presence with a focus on a niche. From more focused posts about Tredyffrin Easttown, to videos, social media posts, etc. I am trying to raise my profile. Maybe my most recent lead was a result of that, but as yet I don't think I am there. I am not consistent enough with market reports, honestly I hate them, but I hear everyone saying this is what clients want to see and it helps you know and understand your market. I am not getting enough direct on line leads from what I am doing so I need to keep refining what I am doing, adjusting my sails to get to my destination.

Any professional needs to keep refining theirs skills, working on improving themselves, not presuming they know everything. I continually do that. I worked a lot of open houses too when I got started. I don't do many these days but still encourage new agents that it is a great way to get out there.

Endre Barath, Jr. I think today more than ever the Open House is a way to market a home as so many buyers are self searching online. When they find a home they like they then find or call an agent they know to move ahead.

Thanks for sharing your story. I got away from doing open houses but recently went back to them. The difference now is that I have a lender or an insurance agent do them with me which makes it much more fun and safer too.
