July 2017 Market Report for Tredyffrin Easttown Real Estate

I always find it interesting to hear national statistics bandied about in relation to local real estate. I noticed this year whilst everyone was talking about how the lack of  inventory was causing a drop in sales and a slow down in settlements that this was not the case for Tredyffrin Easttown Real Estate. So why don't national real estate stats apply to Tredyffrin Easttown Real Estate?

In May when everyone was crying how there were few if any pending sales Tredyffrin Easttown Real Estate had them stacked up for June and July settlements. Maybe because Tredyffrin Easttown School District is so highly rated on Niche National School Rankings having been #1 in the country last year they slipped slightly to #2. But local school districts Radnor, Lower Merion and Great Valley all rank highly in the State Rankings

Sold

In July Tredyffrin Easttown saw 80 homes go to settlement.

Easttown saw 27 homes go to settlement.

Lowest Price home was a 2 bed 2 1/2 bath apartment selling for $259,250. The highest price home was a 5 bed 5 full bath and 2 half bath mansion selling for $3.565 million, admittedly this home took 319 days to sell but then there are far fewer buyers for this type of home than the rest of the market being 10,871 square feet.

Tredyffrin saw 53 homes go to settlement.

Price ranged from $115,000 for a 1 bed 1 bath apartment to $1.3325 million for a 6 bed 4 full bath and powder room mansion. The apartment sold in 1 day and was 775 square feet.

Overall the Tredyffrin Easttown Real Estate market saw an average sale price for July 2017 of $696,283 with an average of $220.06 per square foot. Homes took an average of 37 days to sell settling for 98% of the final list price and 97% approximately of the original list price.

Pending Sales

There are currently 85 pending sales in Tredyffrin Easttown. Easttown has 17 homes pending with final list prices ranging from $425,000 for a 4 bed 4 bath home to $1.724 million for a 5 bed 4 full bath home with 2 powder rooms. Tredyffrin has 68 homes pending with final list prices ranging from $140,000 for a 1 bed 1 bath apartment to $1.695 million also for a 5 bed 4 full bath home with 2 powder rooms.

Homes for sale

Looking for a home for sale in Tredyffrin Easttown you can currently select from 208 homes which are active, of which 18 are under contract. 79 are in Easttown with prices ranging from $415,000 for a 3 bed 1 1/2 bath home to $8.0 million for a large 9 bed 7 full bath mansion with 2 powder rooms set in the heart of Devon. Tredyffrin has 129 homes for sale ranging in price from $139,500 for a 1 bed 1 bath apartment to $2.650 million for a new construction home with 5 beds, 5 full baths and 2 powder rooms.

Some people don't even know how important school ratings are and you're doing them a great service by educating consumers and keeping them informed of inventory, sales, location, and market trends.
