2018 is the year you are going to buy a home.
You are looking on line finding homes, visiting open houses, you have your mortgage lined up, everything is looking good.
Except you haven't chosen your buyer agent yet?
Here are six things you need to consider when you interview different agents or consider when meeting an agent who might be your buyer agent.
1) Do we get on or is this person going to annoy me?
2) Do I trust this person?
3) Does this person have experience?
4) Is this person interested in helping me?
5) Who is this agent working for?
6) Most states have a consumer disclosure, did this agent even mention it when you met. If they are not abiding by the law now what will happen later on in the transaction?
We represent many buyers and sellers in Tredyffrin Easttown and along and around The Main Line. When we meet for the first time we discuss who represents who and why that is important to know.
We explain the process of a transaction, we set expectations, we discuss what you are trying to achieve and what is motivating you.
We introduce you to other people who can help you mortgage bankers, home inspectors, title insurance providers and settlement offices.
We do this because we want you to understand the process, and make sure we know how you want to communicate and that you are well informed. Our job is to make this transaction as transparent as possible for you.
But more importantly than any of that is that we put your interests first, ahead of everyone including ourselves. Why? Because of a fiduciary responsibility we have to you. This includes everything we have discussed above but also confidentiality for ever about your transaction and your position.
This is secured when you sign the buyer agency contract to have us represent you. Before that you have nothing, anything you tell us is not confidential till you sign that buyers' agency agreement.
Please understand a good agent, the right agent wants to be bound by that fiduciary responsibility to you because they know if you are happy you will refer your friends and family to them for future transactions. It is far more important than just selling one house, it is our livelihood. We want to be your real estate agent for life.
Call us any time to set up an appointment to discuss your real estate needs, we look forward to hearing from you. Nick Vandekar, Tredyffrin Easttown Realtor, Selling The Main Line with Long & Foster Real Estate, office 610-225-7400, cell or text 610-203-4543, email Nick@VandekarTeam.com.

Good morning Nick and Trudy. This is excellent and could be a handout to all new buyer clients.
Hannah Williams thank you.
Sheila Anderson what a good idea, thank you.
I had to chuckle at the 'do we get on or is this person going to annoy me?!' - that's such a British thing to say! LOL
Seriously, outstanding list and something that all buyers should read. Trust is a HUGE consideration as this is an enormous investment - for most, their largest - and you have to be able to trust the person managing your purchase.
