Is your Tredyffrin Easttown home ready to sell?

Not every home is ready to sell

When a customer calls to discuss listing their home there is a lot of preparatory work that is done before we meet for the first time. Many people believe real estate agents just turn up with a sign, put the home in the MLS, the multiple listing service, and collect a check a few weeks later.

But, first we do lots of research, every home is different, we need to research the development and the street to understand the local and hyper local market. We need to work out what the current competition is and what past sales indicate about the market. We do all this before we even see the home in question.

Then we turn up to meet the potential seller, walk through the home and get an idea of the current condition of the home and what might need doing before the home is ready to list. Not every home is ready to sell.

Ready to list home

We need to discuss marketing strategy, what sets our marketing apart from the competition the seller may be considering and we need to address with the seller what their expectations are about the whole selling process. Once, we build good rapport, we need to address if the home is ready to list for sale. Not every home is ready to sell. Some homes may require a pre listing home inspection to uncover what might be brought to light after an agreement is submitted and de-rail a transaction. A little preventative maintenance before can save lots of dollars later. The home may require painting, landscaping, cleaning, staging, de-cluttering, etc. 

Then once the seller has agreed to list with us, we need to make sure the work is carried out quickly and efficiently and book the photographer so the home can be listed with professional photographs and video to show it off to its best advantage.

Home prepped for sale

When a seller works with you the results can be outstanding, sales within a few days of listing with multiple offers. But it takes experience and knowledge to acheive these results, not every agent understands the process or takes the care and steps necessary to acheive these results.
