Moving to Tredyffrin Easttown

Moving to Tredyffrin Easttown or T/E as locals call it.

We moved to this area almost 30 years ago and what attracted us was the school district. With three young boys we were looking for somewhere that we felt would provide a good education. Whilst that is a subjective thing to measure, the last few years have seen Niche rank Tredyffrin Easttown School District highly.

Conestoga High SchoolThere are some things to understand about Tredyffrin Easttown School District. It is made up from two different townships, Tredyffrin Township, and Easttown Township who combined many years ago to provide a better level of education to the children between the two townships. There is one high school, Conestoga High School, ranked as the best high school in the state in 2019 by Niche, two middle schools, Valley Forge and T/E Middle Schools ranked # 13 and 14 in Pennsylvania respectively by Niche in 2019, and five elementary schools, Beaumont, Devon, New Eagle, Hillside and Valley Forge with Hillside ranked # 22 in 2019 in the state.

 

Tredyffrin Easttown School District, T/E, is located in Chester County. Real estate transfer taxes vary between the two townships. Tredyffrin has a wider base of townhomes, apartments and single family homes and has a 1.25% transfer tax for buyer and seller, where as Easttown Township is 1%, prices tend to be a little higher in Easttown Township over Tredyffrin Township and Tredyffrin is a little larger.

Berwyn and Devon reside in both townships, with Wayne being in Tredyffrin and Radnor Townships, Paoli and Malvern can also straddle two townships so an address or zip code may not place you in Tredyffrin Easttown School District, and you need to verify you are where you want to be.

Restaurants and shopping for both townships are plentiful with many places for fine dining, like Nectar, snack or fast food just minutes away where ever you are in the school district. Wegman's has two locations going north or south, Whole Foods is in Devon and Trader Joe's sits in the Gateway Shopping area. Acme has locations in Devon and Paoli.

King of Prussia Mall with the large Regal Cinema and iFly there also make a great location for shopping, dining and entertainment. Valley Forge National Park is close by for those who like to walk, hike or bike with easy access to the Schuykill River Trail, the opening of the Chester Valley Trail also provides access for bikers, joggers and walkers from various points in the school district. There are several green spaces conserved by the Land Conservancy in the school district that provide opportunities for walking.

There are several hotels, Embassy Suites, Marriotts etc. for those visiting and multiple office locations as well.

Wilson Farm ParkChesterbrook provides one of the original planned communities with a variety of apartment, town house and single family living options along with office space, Wilson Farm Park, site of the Tredyffrin Township Firework display on July 4th and multiple concerts through the summer

PA has loosened its licensing laws over the past few years and whilst we have liquor controlled state stores that sell alcoholic and wine based drinks, supermarkets are also stocking wine and beer. Beer stores are also spread throughout the school district with everyone having their favorite stores.

Most sales of homes are re-sales as there is little to no land available for large developments, however there have been some notable new construction in recent years of town homes at Parkview in Chesterbrook, Village Square in Paoli, Bridge Avenue in Berwyn and 1067 also in Berwyn. A new town house development priced in the $600,000 plus range of just 5 homes is just opening up in Devon, contact us for details. Builders are always looking for lots to build custom single family homes on in Tredyffrin Easttown School District when they can obtain the land at a competitive price, but this often leads to new homes being priced above a million dollars or in the high six figure range. Recently we have seen more rehabbed or renovated homes coming on the market.

Generally there has been an issue of low inventory for the past 18 months and there is lots of competition for homes in the School District due to its ranking on Niche in prior years.

Endre Barath, Jr. thanks, it really is the big driver in this area, especially as the school district has scored so highly on Niche for several years. This year they slipped a few spots, but that is good, will keep them on their toes and upping their A game.

Nick Vandekar, 610-203-4543 - Although many changes have transpired in 30 years, something that hasn't changed the level of education children gets when they go to this school district. As the child acquires life learning skills, so do their parents while raising them. It must be such a blessing to remember how young your children were and their friends and know how valuable education served their needs now that they are adults.
