Why isn't your T/E or Main Line home selling?

Why isn't your home selling? How to get to SOLD!

SoldReal estate is hot, it is a sellers market, we have all heard the reports, there is a lack of inventory and buyers are desperate to find homes. So why isn't your Tredyffrin Easttown, T/E, or Main Line home selling in this market?

As full time Tredyffrin Easttown and Main Line Realtors we have seen a change in the market since the summer months. This change happened as we entered June and July. And whilst historically this usually happens, it did not really pick up when September came as it did in the past.

Some of this was due to the lack of inventory; buyers simply could not find the home they wanted from those being offered. Some of it was the rising interest rates; increased rates priced some buyers out of their preferred price point. Some of it was rising prices; due to the lack of inventory many buyers pushed the asking prices and were simply being unrealistic what their home could sell for, with many thinking they could ask well over the market price and expect an offer regardless of condition. This is the last point as well condition; some buyers, investors, contractors, flippers are looking for deals, and will buy those homes for cash that meet their requirements, being over-priced is not one of them, these savvy buyers are looking for deals. End users also do not want to buy homes that require work and definitely will not pay market value for a home that requires work and an investment of funds and time before they can move in to their new home.

So we have seen a definite slow down in the market and the need for sellers to be realistic about what they are putting on the market and the best way to price and market the home. Many of those frustrated buyers are looking again at homes they rejected to see if there is a possibility of getting a deal, especially when they have gone through price adjustments.

What can you do?

We do have the option of working with homeowners that need repairs to sell and paying for those repairs at settlement, so they do not have to fund these repairs out of pocket. Ask us about this option.

If your home is in good condition, and you are ready to market contact us as there are buyers looking right now. We can discuss what these buyers want with you and how best to market your home to them. Homes are selling when priced right and presented and marketed correctly to the market

Hi Nick! Wonderful advice and believe it or not, we are facing the same market - formerly price-it-any-way-you-want and receive multiple Offers. Now, pricing it right is KEY because the market has slowed a bit.

We're not in a buyers' market by any stretch of the imagination but, we are heading towards a balanced market - a much-needed correction, if you will!
